Mobile/Manufactured Homes

Hi guys!
I plan on moving out to start on my own in a few months (if my cousin's friend's able to get me a job at his work).

Anyway, I was looking thru Trulia and they have mobile/manufactured homes for cheap. My coworker lives in one with his family and she pays about 645 a month for everything. 400 something for the property, then the rest for the utilities, etc.

The one that I saw is around $89K and the monthly for it is $460 a month. I only plan on getting water, electricity, and internet. I don't watch TV cause I watch online. And I use my cellphone.

Anyway, I think I would save more compared to living in an apartment.

However, I'm not sure what I need to do first to get started. Do I need to talk to a realtor regarding the place aside from talking to the estate or park area where the house is?

If any of you live in one of this, please tell me what I must do to get started living in one, because I think I'll save more, and plus, I have a chance of owning the home once its fully paid off. Please let me know. Thanks!

I have never heard of everything being included unless it is a rental deal.  Usually if you buy a trailer you have to have land to put up for it or have a huge down payment.  Then you pay your own utilities.

You would be better off talking to a family member who is there with you.  If you are just now moving out on your own and have no credit history or no money saved up then you probably will not be able to get a $90,000 trailer or anything else.  You might can get a rental place if you have a job and have had it for a while.  I am thinking there is a lot more involved than what you are thinking.  If you buy a trailer you have to have somewhere to put it.  Usually you cannot rent the land and put a trailer you buy on it.  The land has to be put up for your down payment so if you don't make the payments they take the land and the trailer.

Usually a mobile home is either in a mobile home community, a mobile home park or you usually have to have 5 acres to put a mobile home on it, at least here in Georgia.  Unless it is already been set up to place mobile homes on, you have to have the land prepared for utilities, septic tank, etc.  which can be expensive.  Sometimes in a mobile home community, you can find places that are rent to own but you need a couple of thousand for down payments.  Good Luck on your endeavors!

Congrats on moving out!!! I'd do a google check for other mobile home parks and also other home sites (Zillow, hotpads, etc) and compare my options.  Then I'd go and look at the home and the area.  Once you find a few you are interested in inquire about the financial aspect to make sure it's in your budget as well as the time frame for owning it.  Good luck!

You would be better ng one for awhile so that you can decide if you truly want one. The don't appreate in value like a regular house. So if you decide to sell at some time you will not make back the money you put into it. You need to do a lot of checking and asking question before you buy one.

I bought a home/land package.  The house is set up on permanent foundation and has a cement porch on the front and cement driveway.  I pay around $643 a month for the mortgage, but that includes escrow (taxes and homeowners insurance).
