Awful realtor

I have an awful realtor. Although not entirely her fault, my house has been on the market for nearly 2 years and others in the area have listed and sold in a few weeks. She never returns my calls. I am not even sure if she is getting any interest and just not responding. I also am trying to buy a house and every time I find something, I contact her immediately and she doesnt get back to me in time to get an offer in. This has happened a dozen times and it is like she doesn't see that she is the problem (i.e., not moving fast enough). She is a friend of a friends to make it worse so I really don't know how to politely say "you stink!".

Kick her to the curb...in a nice way.  She's not doing the job you hired her to do.  Your "friend" should be able to comprehend that.  Just write her a letter and tell her the truth. You aren't happy with the level of service she's providing and you are going to seek a new firm to do business with.
If she gets disturbed, stay nice, but be firm.  Two years on the market is insane...unless the property itself has a problem or is over-priced.

So when you find something YOU are interested in then you need to call the agent that has that listing.  You do not have to go thru her to buy a house.  If she says something then flat out tell her "you didn't return my calls".  When the time is up for the current listing switch to another company to list it.  I am also curious when you say several others in the area have listed and sold -- are you asking too much for your home?  I have a neighbor that has had their house listed for 10 years.  And it is NOT going to sell because they are asking WAY too much.  It is not worth what they are asking.  They are asking about twice what it appraises for.  Smh.

I owned a real estate brokerage, insurance brokerage and mortgage brokerage for over thirty years.  If someone was not happy with my services or if I felt that I wasn't doing my best for the client I would politely remove myself from the situation and refer the consumer to someone who could better meet the client's needs.  I had one client that always had one room locked with the smell of marijuana pouring out from underneath the door. I did not want my name associated with illegal activity so I referred the client to an associate. The market in our area is blisteringly hot and a house should not be on the market for more than thirty days. Not sure where you live but if it isn't moving it may be priced to high. I would let the realtor move on and find someone else to sell your house. If they put up a stink, threaten to contact the real estate commission-realtors are terrified of the commission because a complaint never disappears.

Friend of a friend or not, I would get rid of that realtor ASAP.  She is not doing the job you hired her for.  Get yourself another realtor and if your friend wants to know why tell her.  I'm sure if she were in the same situation she would drop the realtor too!

This is an easy fix get her gone.We were selling our house last year,The realitor always answered our calls.He 's been in the business for 20 yrs or more.It wasn't his fault the house didn't sell.Were not willing to fix it up much or don'tt have the money to do it,may consider a new kitchen flour if we sell again.

Thanks for the advice. It is priced too high, but it is under assessment. I keep thinking someone will low ball and we will meet in the middle, I don't know. No offers.

In my state you have to use the realtor you are under contract with to buy. She represent me as a seller and a buyer. But as you suggested, I have gone around her before.

It is priced under appaisal and in the same ballpark as other homes that have sold, but it is a little high. I keep thinking that someone will make and offer and we will meet in the middle...

I used a realtor once 47 years ago and that was the last time for me. I don't mind buying from a listing, but the commissions they get are outrageous when I can make the deal and turn it over to a title company without them.

I would advise you to find another realtor. I had a similar experience such as this a couple years ago when I was selling a piece of property. When I changed realtors, my property sold within a month.

I was a realtor back in the 80's, in California.  Lots of things have changed, but good service is still good service and you are getting lousy service.

This person obviously does not need your commission so she won't miss it if you leave her and go with someone else.  Maybe she only took the listing because you two share a friend and she feels burdened by it.  You could be doing her a favor by finding another agent.

Have you talked to your mutual friend about this.  Just because you and the agent share a friend does not mean that you two are comparable with each other.  Your friend would hopefully want you to be happy and successful even if it meant you and her other friend didn't work together.
